A villa of your own in Istria runs to about EUR 900,000 before furnishing, upkeep, and management, and it binds you to a single jurisdiction, with the climate and the group dynamic that come with it. Shareholders pool that capital in one network: fixed costs are shared, and every new base widens the choice for every family.

Owning alone
One good villa in Istria costs around EUR 900,000 under the developer model, before furnishing, operation, and management, and the buyer carries the completion risk alone. Three of them across the map are out of reach for almost every family, and each stands empty most of the year.

Pooling capital
Families join as shareholders of the network that owns and runs the villages. The fixed costs of land, construction, and development are shared, carried disproportionately by the founder and the larger shareholders. Many places inside one structure compound; the same places as separate projects scatter.

Living across bases
One stake opens homes in every village, present and future, with priority over external guests. Summers in Istria, school terms in Madeira as the villages open, new bases as anchor families commit to them. Each family covers the variable costs of its stays, and each village only has to carry its best season.
Our villages
Two villages active. Nine in scouting, two further locations already secured and still discreet. The first village in Istria (Croatia) is built and in test operation, and in Madeira (Portugal, land notarised to scholarium AG by escritura on 22 August 2025) the Orange Valley is fully planned and in the permitting process.

Our story
The network was founded by Rahim Taghizadegan: economist, physicist, last Austrian economist of the Austrian School in the direct tradition. The goal: stop waiting for institutions to adapt and quietly build something better, starting with land, homes, and real deeds.
Behind it lies a lesson from years of advising families: no single place delivers freedom, income, community, and belonging at once. We achieve freedom through geoarbitrage, not through politics. And the project did not start with renderings and a pitch deck. It started with our own bitcoin, real land, local teams, and a great deal of patience.
The first village stands in Istria, on land already designed for families seeking long-term stability. In Madeira, the land was notarised to scholarium AG by escritura on 22 August 2025, in partnership with the A Place to Be community. From these foundations the network grows, village by village, deed by deed.
